Frequently asked questions
Who sets the transfer-tax rate?
Each German state sets its own rate, currently between 3.5% (Bavaria) and 6.5% (e.g. Brandenburg, North Rhine-Westphalia, Saarland, Schleswig-Holstein).
How much are notary and land-register fees?
They follow the official fee schedule (GNotKG). As a rule of thumb, about 1.5–2% of the purchase price is often quoted; the exact amount depends on the contract and any land charge (Grundschuld).
How is the agent's fee split?
For apartments and single-family homes bought by consumers, the commission is usually split equally between buyer and seller (§ 656c BGB). 3.57% incl. VAT per side is common but negotiable.
