Frequently asked questions
Why does initial repayment matter so much?
With a low initial repayment, most of the early rate is interest, so the loan takes decades to pay off and the remaining debt after the fixed period is high – a refinancing risk if rates rise.
What is the remaining debt (Restschuld)?
The balance still owed when the fixed-interest period ends. You then need a follow-up financing at the market rate of that time.
Are special repayments always allowed?
Only if your contract permits them – often 5–10% of the loan per year. Check the conditions.
